About NOCOS

What is NOCOS?+
NOCOS is a next-generation property management service operated by INA&Associates Inc. Through a direct-remittance scheme from the guarantor company to the owner, plus full operational systematization, we offer a management plan that starts from ¥0/month.
Which areas do you cover?+
We primarily serve the Greater Tokyo Area (Tokyo, Kanagawa, Chiba, Saitama) and the Keihanshin region (Osaka, Kyoto, Hyogo). We're also happy to discuss other areas flexibly.
Can I request management for just a single unit?+
Yes. We accept management of even a single unit at a flat rate — condominium units, whole apartment buildings, and detached houses are all welcome.

Pricing & Plans

Can NOCOS really manage my property under the ¥0/month Smart plan?+
Yes. Rent from tenants is remitted directly from the guarantor company to the owner's account, so we do not run the intermediate collection-and-remittance process. We return that cost saving to the owner as a ¥0/month fee. Even on the Smart plan, tenant acquisition, contracting, trouble response, the 24/7 call center, and move-out settlement are all included as standard.
Are there any fees while the unit is vacant?+
Because the Smart plan is ¥0/month, no fees are charged during vacancy. Standard and Premium plans are also priced per unit (not as a percentage of rent), so charges do not fluctuate with rent.
How much can I save compared to other management companies?+
For a property with 10 units at ¥150,000 rent each, compared to the industry-standard 5% management fee you would save approximately ¥768,000 per year, or ¥3,840,000 over five years. You can run your own scenario in the savings simulator on the top page.
Can I change plans later?+
Yes — you can change plans at any time during the contract period, and we adapt flexibly to your property situation or circumstances.

Switching

Is switching property management companies difficult?+
All you need to do as the owner is notify your current management company of cancellation. We provide a cancellation-notice template and handle the entire handover process. Switching can be completed in as little as two weeks.
Are there any fees to switch?+
Initial fees on the NOCOS side are ¥0. However, your existing contract may specify a notice period or cancellation fee, so please check your current agreement (we are happy to review it together if anything is unclear).
Can I cancel at any time?+
Yes — there is no minimum contract term and no short-term cancellation fee, so you can cancel at any time.

Guarantee & Insurance

What happens if a tenant defaults on rent?+
All units are enrolled with a guarantor company as a rule, so any unpaid rent is covered to the owner by the guarantor. Restoration costs, cancellation fees, and renewal fees are also covered (combined cap equivalent to three months of rent at the time of handover). Eviction-suit and enforcement costs are covered separately.
Which guarantor and fire-insurance companies do you partner with?+
For rent guarantee, we primarily use our designated guarantor company (other guarantors may be used depending on the property). We also recommend a fire insurance product. Tenants are free to choose their own fire insurance, but when they select the policy we recommend, the designated guarantor will cover unpaid premiums via subrogation, keeping the fire insurance valid throughout occupancy. What coverage applies in case of fire, water leaks, theft, or other incidents?+
The fire insurance enrolled by the tenant covers contents, tenant liability, and repair costs. For detailed coverage, please refer to the product guide of each fire insurer. When trouble occurs, our NOCOS 24/7/365 call center handles first response — intake, emergency advice, and dispatch of repair contractors.
What happens if a tenant stops paying their fire insurance premium?+
If the tenant selected the fire insurance we recommend, the designated guarantor will subrogate the unpaid premium so the policy remains valid throughout occupancy. This ensures reliable coverage and recovery in the event of water leaks or fires.

Support & Operations

Do you handle trouble that occurs at night or on weekends?+
Yes — our 24/7 call center provides first-response support for nighttime and weekend issues. The status of each response is shared with the owner in real time.
How do you report to owners?+
We share progress with the owner in real time via email each time something happens. Response history — including photos and a timestamped log — is uploaded to a shared cloud, so you can access the latest information anytime, anywhere.
