“Is 5% of the rent really the right number?”
That question is where NOCOS began. After years of listening to property owners on the front line of rental management, one industry custom always nagged at me: management fees pegged to rent. The higher the rent, the more the management company automatically takes — even though the actual workload is essentially the same.
But what we are really after isn’t lowering the rate for its own sake. It’s INA&Associates’ mission: “to build a society where everyone is fairly evaluated and rewarded, through the fusion of human creativity and technology.” We wanted to start that change in our own industry.
The cap we have placed on ourselves — no more than 30 new units per month — is our way of living out the value of “a focused selection of meaningful projects.” Depth over volume. That is the NOCOS stance.
